The tracts sit inside the primary retail and commercial node of Baytown, and they form the natural expansion zone for the district Fidelis Realty Partners is now building on the former San Jacinto Mall site.
Fidelis is delivering approximately 550,000 SF of open-air retail alongside restaurants, apartments, office and a hotel, with 10 anchors representing about 75% of gross leasable area. Phase 1 completion is targeted for December 2026 and full build-out for mid-2028. The City of Baytown supported the project through a Chapter 380 agreement providing sales tax rebates of up to $16.2M. Interstate 10 carries 105,043 vehicles per day west of Garth Road and 99,474 east of it, and Garth Road adds a further 23,000 to 33,000.
TGS Cedar Port Industrial Park lies approximately 7 miles south of Interstate 10, reached in 10 to 15 minutes via SH 99 and FM 1405. It is the largest master-planned, rail-and-barge-served industrial park in the United States, with more than 25M SF of industrial and manufacturing space existing or under construction across roughly 15,000 acres. Cedar Port and the ExxonMobil Baytown complex generate continuous corporate, contractor and workforce travel into the Baytown market, and that travel is the demand base a branded hotel on these tracts would serve.
Gulf Equities is seeking development partners for a hotel-anchored mixed-use program on the tracts: a full-service or upper select-service hotel of 150 to 250 keys under a national brand, with supporting restaurant and retail pads, limited office or medical office space, and optional residential. Target total development cost is $400M to $500M, scalable to the acreage deployed.
